How Do I Buy a Home on the Space Coast From Out of State?
The short answer: you can buy a home in Brevard County without living here, and many people do. Start with a planning conversation by phone or video. Take one focused scouting trip to narrow the county to a few areas. Tour homes in person or by live video. Attend inspections by video. Sign closing documents by mail or remotely through the title company. The keys to doing it well: pick your area before you pick a house, get insurance quotes early, and never send money based on wiring instructions from an email alone.
Pamela Myers Realty is a real estate brokerage on Florida's Space Coast, helping retirees, relocators, and downsizers buy and sell homes in Brevard County, Florida. Many of our buyers are moving from somewhere else, so this is the process we walk people through every week. It's the Relocation Plan step of our Florida Freedom Blueprint™.
Why is buying from a distance harder?
You can't drive past the house on a Tuesday night. You can't pop over to see how loud the street is. You don't know which side of the river gets the afternoon breeze.
That's why the order matters. When you're far away, it's tempting to scroll listings and fall for photos. It's much safer to decide on the area first, then look at homes you've already filtered by lifestyle and cost.
Relocation is a life transition, not just moving belongings. Plan it that way.
Step by step: buying a Space Coast home from out of state
Step 1: Start with a planning conversation
Before you book a flight, talk through:
- How you want to spend your days here
- Your budget, including taxes, insurance, and flood
- Your timeline, and whether you need to sell your current home first
- Health care, family visits, and airports
We do this by phone or video in a Next Chapter Planning Session. By the end, you'll know which two or three parts of Brevard County fit you. Where Should I Live on the Space Coast? covers how we compare areas.
Step 2: Get your financing lined up
If you'll use a mortgage, get pre-approved before you travel. A lender familiar with Florida can also help you understand insurance and flood requirements early. If you're paying cash, have proof of funds ready.
Step 3: Take one focused scouting trip
Plan three to five days. Spend time in each area on your short list:
- Drive to the beach, the grocery store, your likely doctor, and the airport
- Visit on a weekday and a weekend
- Tour a few homes in each area to calibrate what your budget buys
- Eat where the locals eat
Come in summer if you can. You'll learn more about daily life in July than in February.
Step 4: Tour homes in person or by live video
After your scouting trip, you don't have to fly down for every home. We can walk a home with you on a live video call, show you the street and the view from the backyard, and answer questions on the spot. When a home looks right, some buyers fly back for a second look. Others feel confident making an offer after a video tour.
Step 5: Make an offer and plan your inspection period
Once your offer is accepted, your inspection period starts. From a distance, you'll want to move quickly:
- Schedule a home inspection, wind mitigation inspection, and a 4-point inspection for older homes
- Add a seawall or dock inspection for waterfront homes
- Join the inspection by video, and walk through the report with your inspector afterward
- Get homeowners and flood insurance quotes right away. See What Should I Know About Homeowners and Flood Insurance Before Buying on the Space Coast?
Step 6: Close from home, or come down for it
In Florida, you usually don't have to be at the closing table. Title companies can arrange a mail-away closing or, in many cases, remote online notarization. Some buyers prefer to fly down, do the final walkthrough, and pick up the keys in person.
Step 7: Protect your money
Wire fraud is a real risk in every real estate transaction. Criminals send fake emails that look like they come from the title company, asking you to wire money to a new account.
- Never wire money based only on instructions in an email.
- Call the title company at a phone number you find yourself, not one in the email, to confirm the instructions.
- If anything changes at the last minute, stop and call.
Step 8: Set up your Florida life
After you move in:
- Get your Florida driver license and vehicle registration. New residents are expected to get a Florida license within 30 days
- Register to vote at your new address, if you choose
- Apply for homestead by March 1, if this is your permanent home. See How Does the Homestead Exemption Work in Brevard County?
- Find your new doctors and pharmacy
What if I need to sell my home first?
Most out-of-state buyers are also sellers. You have a few options:
- Sell first, then buy. Less financial risk, but you may need a short-term rental in between.
- Buy first, then sell. Easier move, but you'll carry two homes for a while.
- Make your purchase contingent on your sale. It protects you, but it can make your offer less appealing to Florida sellers.
We can also connect you with a trusted agent in your current city to handle your sale, so both sides are coordinated.
What mistakes do out-of-state buyers make?
- Picking a house from photos before picking the area.
- Visiting only in winter.
- Waiting on insurance quotes until the inspection period is almost over.
- Skipping the video inspection walkthrough.
- Trusting emailed wiring instructions.
- Forgetting the homestead deadline after moving.
- Underestimating the emotional side of leaving family and friends behind.
What does this look like in real life?
These are made-up examples, not client stories.
The couple from Pennsylvania. They started with a video planning session and narrowed the county to two areas. On a four-day scouting trip, they picked one. Over the next month they toured six homes by live video, flew back to see two in person, and closed by mail.
The engineer starting a new job. He had a start date and no time to house hunt. He rented for three months near his new job, used weekends to learn the area, then bought in the part of the county he liked best.
Frequently asked questions
Can I buy a home in Florida without seeing it in person?
Yes. Many buyers use live video tours and video inspections. Most still take at least one scouting trip first.
Do I have to be in Florida to close?
Usually not. Title companies can arrange mail-away closings and, in many cases, remote online notarization.
How do I avoid wire fraud when buying from a distance?
Always confirm wiring instructions by phone with the title company, using a number you look up yourself.
Should I rent before buying?
If you're unsure which area fits, renting for a few months can be a smart move.
How long does it take to buy a home in Brevard County?
It varies. A typical financed purchase often closes in about 30 to 45 days after the offer is accepted, plus the time it takes to find the right home.
