The short answer: the right part of Brevard County depends on how you want to spend your days, not on which town is "best." Brevard stretches about 72 miles along Florida's Atlantic coast. North Brevard sits closest to Kennedy Space Center and the wildlife refuge. Central Brevard puts you near Port Canaveral, Cocoa Beach, and the fastest drive to Orlando. South Brevard offers the Melbourne airport, historic downtowns, and quieter barrier-island beach towns. Beachside living feels very different from the mainland across the river. Start with your lifestyle, then match it to an area.

Why shouldn't I start by looking at listings?

Listings show you houses. They don't show you what a Tuesday afternoon feels like there.

When you start with listings, you end up choosing an area because of a kitchen you liked. A few months later you realize the drive to the beach is 30 minutes, or the airport is an hour away when the grandkids fly in, or your boat can't get out to the ocean from that canal.

Most people making this move aren't afraid of not finding a house. They're afraid of making the wrong decision. Picking the area first is how you avoid that.


What should I decide about my lifestyle first?

Before comparing towns, answer these for yourselves. Be honest, and answer as a couple if you're moving together.

  • How often do you want to be on the beach? Every morning, or a few times a month?
  • Do you boat, or want to? Ocean fishing, river cruising, and kayaking the lagoon each point to different places.
  • Is golf part of your week?
  • Do you want a 55+ community, or a neighborhood with all ages?
  • How much upkeep do you want? A yard and a pool, or lock-and-leave?
  • How often will family visit, and how will they fly in? Orlando International (MCO) or Melbourne Orlando International (MLB)?
  • Do you need to be near a job, like the aerospace corridor, a hospital, or a base?
  • What's your total monthly budget once you add taxes, insurance, and flood? What Does It Really Cost to Own a Home in Brevard County, Florida?

Your answers will rule out half the county before you look at a single home. That's a good thing.


Beachside or mainland: what's the difference?

This is the first big split in Brevard County.

Beachside means the barrier island, the strip of land between the Atlantic Ocean and the Indian River. Cocoa Beach, Cape Canaveral, Satellite Beach, Indian Harbour Beach, Indialantic, and Melbourne Beach are all beachside. You can walk or bike to the sand. You'll also want to look closely at flood zones, insurance, and hurricane evacuation routes, since causeways are the way on and off.

The mainland sits west of the Indian River. Titusville, Cocoa, Rockledge, Melbourne, Palm Bay, and Viera are all mainland. The beach is a drive over a causeway. You often get more home for the money and more choice in newer construction.

Merritt Island sits in between, bordered by the Indian River and the Banana River, with many canal and river homes.

Neither side is better. They fit different lives.


How do the regions of Brevard County compare?

Here's a plain comparison by region. Every area has a wide range of homes and prices, so treat this as a starting map, not a verdict.

North Brevard: Titusville, Mims, and Port St. John

  • Closest to Kennedy Space Center. Titusville sits across the Indian River from the launch pads, and many people watch launches from the riverfront.
  • Nature at your door. Merritt Island National Wildlife Refuge and Canaveral National Seashore, including Playalinda Beach, are nearby.
  • Mainland living. The ocean beaches are a drive over the river.
  • Getting around: Orlando is reachable by SR 528 or SR 50. Space Coast Regional Airport in Titusville serves private and general aviation, not commercial flights.
  • Homes: a mix of older neighborhoods, riverfront properties, and newer subdivisions.

  • Port Canaveral is here, with cruise ships, charter fishing, and ocean access for boaters.
  • Historic downtowns: Cocoa Village has shops, restaurants, and riverfront events.
  • Beach towns: Cocoa Beach and Cape Canaveral offer beachside living, and Cocoa Beach has its well-known pier.
  • Viera is a master-planned community in central Brevard with newer construction, shopping, and the Brevard County Government Center.
  • Getting around: SR 528, the Beachline, is the most direct route to Orlando International Airport. Drive time is an average of 45 to 55 minutes.

  • Palm Bay is the largest city in Brevard County by population, with a wide range of home ages and prices.
  • South beaches: Satellite Beach, Indian Harbour Beach, Indialantic, and Melbourne Beach are quieter barrier-island towns. Sebastian Inlet State Park sits at the southern tip, a favorite for fishing and surfing.

- Del Webb at Viera: Newer 55+ community by Del Webb/Pulte with a waterfront amenity center, resort-style pool, fitness center, pickleball, walking paths and extensive social programming. New construction includes villas and larger single-family homes.
- Bridgewater at Viera: Gated 55+ community with approximately 23,000 sq. ft. of clubhouse space, a beach-entry pool with lap lanes, fitness amenities, pickleball, tennis, bocce and extensive lakes throughout the community.
- Heritage Isle: Established gated 55+ Viera community centered around a 21,000 sq. ft. clubhouse, with resort-style pool and spa, fitness, tennis, pickleball, bocce, shuffleboard and a very active social calendar.
- Indian River Colony Club: A gated 55+ country-club community in Melbourne, with a lifestyle built around golf, country-club amenities, recreation and social activities.
- Grand Isle, Viera: Established gated 55+ community with clubhouse, swimming pool and veranda, fitness room, billiards, tennis, shuffleboard, art room and community gathering spaces.
- The Timbers at Everlands, Palm Bay: A newer Lennar 55+ community offering several home collections, from villas and twinhomes to larger single-family homes. It gives South Brevard buyers another newer-construction active-adult alternative to Viera.

How do I narrow it down, step by step?

Here's how we walk clients through it:

  1. Do the lifestyle questions above. Write the answers down.
  2. Set your true monthly budget, including taxes, insurance, flood, and fees, not just the price.
  3. Pick two or three areas that match your top three lifestyle priorities.
  4. Visit each one at the times you'll live there. A weekday morning, a weekend evening, and in summer if you can, not only in February.
  5. Drive your real routes. To the beach, the grocery store, your doctor, the airport, and church or the golf course.
  6. Check the ownership costs of a few sample addresses in each area. Insurance and flood can change the picture fast.
  7. Only then start looking at homes, and only in the areas that passed.

Can you see yourself living there? If the answer is yes after all seven steps, you're ready to look at houses.


What mistakes do people make when choosing a Space Coast town?

  • Choosing from listing photos. You end up picking a kitchen, not a place to live.
  • Visiting only in winter. Summer heat, afternoon storms, and traffic are part of the year too.
  • Falling for beachside, then seeing the insurance quote. Price the ownership costs before you decide.
  • Forgetting the airport. If family visits a lot, drive time to MCO or MLB matters.
  • Assuming every 55+ community is the same. Fees, rules, and activities vary a lot.
  • Buying on a canal without checking bridges and depth. Not every canal gets your boat to open water.
  • Asking "which town is the best?" The better question is which town fits the way you want to live.

What does this look like in real life?

These are made-up examples, not client stories.

The boaters from Michigan. They start out set on a beach town. After the lifestyle questions, they realize they'll be on their boat four days a week and at the beach twice a month. A canal home with good access to open water fits better, and it takes beachside flood and insurance costs out of the running.

The grandparents from Virginia. Their kids fly in every other month. Once they time the drive from a few areas to both airports, they narrow it down to two parts of the county, then pick the one closest to their doctor's office.
