Is Brevard County a Good Place to Retire?

The short answer: for many retirees, yes, but "good" depends on what you want your days to look like. Brevard County offers beaches, boating, golf, 55+ communities, rocket launches, no state income tax, and two airports within reach. The trade-offs are summer heat, hurricane season, and homeowners insurance costs that run higher than much of the country. The right way to decide is to answer a handful of honest questions about lifestyle, money, health care, and family before you look at a single home.

Why do retirees look at the Space Coast?

Most people who call us mention some mix of these:

  • The water. Atlantic beaches, the Indian River Lagoon, the Banana River, canals, and Port Canaveral for ocean boating and fishing.
  • No state income tax. Florida doesn't tax personal income, including pension and Social Security income.
  • The homestead exemption, which can lower property taxes on your primary home and cap how fast your assessed value can rise.
  • Launches. Watching a rocket lift off from your own backyard or the river's edge never gets old.

  • Range of homes. Beachside condos, waterfront homes, established neighborhoods, new construction, and several 55+ communities.

Those are real advantages. None of them answer the question that matters most, which is whether this life fits you.


What questions should we answer before retiring here?

Work through these together, and write the answers down.

1. How do we want to spend an ordinary Tuesday?

Retirement isn't a vacation that lasts all year. Picture a normal week. Is it golf three mornings? The boat every day the weather is good? Volunteering, grandkids, part-time work, church, a pickleball league? Your answer points you toward certain parts of the county and away from others. 2. What will it really cost to live here?

The price of the home is only the start. Property taxes, homeowners insurance, flood insurance, HOA or condo fees, and upkeep all add up. 3. Where will we get our health care?

For most retirees this matters as much as the house. Brevard County has hospitals in the north, central, and south parts of the county, including the Health First system and Parrish Health in Titusville. There's also a VA outpatient clinic in Viera for veterans. Larger medical centers in the Orlando area are about an hour away.

Before you pick an area, check:

  • Is your Medicare Advantage or supplement plan accepted by doctors near the homes you're considering?
  • How far is the nearest hospital and urgent care from each area on your list?
  • If you see a specialist, is there one nearby, or will you be driving to Orlando?

4. How do we feel about the weather, all year?

Winter on the Space Coast is mild and sunny. Summer is hot and humid, with afternoon thunderstorms most days in the rainy season. Hurricane season runs June 1 through November 30. 5. How close do we need to be to family?

Leaving kids and grandkids behind is one of the hardest parts of this move. Think about how often you'll visit them and how often they'll visit you. If family flies in often, drive time to an airport matters. Some couples also plan for a guest room, or for a home near the beach so visits feel like vacations.

6. Do we want a 55+ community or a mixed-age neighborhood?

7. How much house do we want to take care of?

A pool, a big yard, and a boat dock are wonderful and take work. Some retirees want lock-and-leave living so they can travel. Others want a project. Be honest about where you'll be in 10 years, not only next year.

8. Are we moving full-time or part of the year?

How do we test the decision before we buy?

Here's the step-by-step we suggest:

  1. Answer the eight questions above, separately, then compare notes as a couple.
  2. Set a real monthly budget, including taxes, insurance, flood, and fees.
  3. Narrow the county to two or three areas that fit your answers.
  4. Visit in the off-season. Spend a few days in each area in summer if you can.
  5. Do your normal errands there. Grocery store, pharmacy, doctor's office, a restaurant on a weeknight.
  6. Consider renting first if you're still unsure. A few months in an area teaches you more than a dozen showings.
  7. Then look at homes, only in the areas that passed.

What mistakes do retirees make when moving to Florida?

  • Deciding based on a winter vacation. Summer is part of the deal.
  • Budgeting only for the mortgage. Insurance and flood costs can change the picture.
  • Buying too much house. A four-bedroom pool home can feel like a lot to manage at 75.
  • Not checking health care first. Know where your doctors will be before you know where your couch goes.
  • Assuming all retirees want the same thing. Golf, boating, and a 55+ community are three different lives.
  • Moving too far from family without a plan for visits.
  • Forgetting to file for homestead by March 1 after becoming a full-time resident.

What does this look like in real life?

These are made-up examples, not client stories.

The couple who thought they wanted the beach. They pictured a condo steps from the sand. After the eight questions, they realized golf was the center of their week and the beach was a once-a-week treat. They chose a golf community on the mainland and drive to the beach on Sundays.
