Florida Homebuyers Are Still Moving Forward

While much of the country is experiencing slower housing activity, Florida continues to demonstrate remarkable resilience. Despite mortgage rates hovering around 6.5% and ongoing affordability concerns, buyers across the Sunshine State are continuing to make confident purchasing decisions.

The latest data from Florida Realtors® shows that Florida's single-family housing market is outperforming national trends, providing encouraging news for both buyers and sellers—especially here on Florida's beautiful Space Coast.

Florida Continues to Lead the Way

One of the strongest indicators of a healthy real estate market is pending home sales—properties that are under contract but have not yet closed. Because pending sales typically become closed sales within the next month or two, they provide an excellent snapshot of future market activity.

In June:

  • New pending sales increased 4.1% year over year to 24,235 homes.
  • Pending inventory increased 5.1% to 32,034 homes under contract.

These numbers are particularly impressive when compared to the national market.

According to the National Association of Realtors®, pending home sales across the United States declined 0.3% compared to last year. Even more notable, the Southern region as a whole experienced a 0.9% decline, making Florida one of the brightest spots in the country.

Simply put, buyers continue to choose Florida.

Why This Matters

Real estate follows seasonal patterns every year. Activity typically peaks during the spring and naturally slows during the summer months.

Rather than focusing solely on month-to-month changes, economists compare this year's activity with the same time last year to determine whether the market is gaining or losing momentum.

Florida has now posted:

  • 4.8% growth in new pending sales during May
  • 4.1% growth in June

That consistency tells us buyer demand remains healthy despite higher borrowing costs.

Closed Sales Are Also Rising

The encouraging news doesn't stop with pending sales.

June also delivered strong results for completed transactions.

Florida recorded:

  • 26,036 closed single-family home sales
  • 9.3% increase over June 2025
  • Median sale price increased 4.9%
  • Median single-family home price reached $432,000

While part of the increase reflects a weaker June in 2025, today's sales volume remains close to levels seen in 2023—another positive sign that Florida's housing market remains fundamentally strong.

What Buyers Should Know

Many buyers have been waiting for mortgage rates to decline before entering the market.

However, today's market offers opportunities that simply weren't available during the intense competition of previous years.

Many buyers are finding:

  • More homes to choose from
  • Additional time to make decisions
  • Greater negotiating opportunities
  • Increased seller concessions
  • Less competition than during the pandemic housing boom

Waiting for significantly lower interest rates could also mean competing with more buyers if demand increases again.

What Sellers Should Know

For homeowners considering selling, the data is encouraging.

Buyers are still actively purchasing homes, and well-priced properties continue to attract serious interest.

Success today depends less on simply listing a home and more on:

  • Strategic pricing
  • Professional marketing
  • High-quality photography and video
  • Strong online exposure
  • Expert negotiation

Today's buyers are informed and selective, making professional representation more valuable than ever.

What About Florida's Space Coast?

Here on Florida's Space Coast, many of the same positive trends are evident.

Brevard County continues to attract:

  • Retirees seeking year-round sunshine
  • Snowbirds looking for a second home
  • Aerospace professionals relocating for career opportunities
  • Families drawn by excellent value compared to many other Florida markets
  • Buyers seeking waterfront living, beaches, and the unique lifestyle only the Space Coast can offer

With continued economic growth fueled by aerospace, technology, healthcare, and tourism, our local market remains well-positioned for long-term stability.

Whether you're looking in Titusville, Cocoa, Merritt Island, Melbourne, West Melbourne, Viera, or surrounding communities, buyer demand continues to support a healthy housing market.

The Bottom Line

Florida continues to outperform much of the country.

Pending home sales are increasing, closed sales are rising, home values continue to appreciate, and buyers remain active despite higher mortgage rates.

For both buyers and sellers, today's market offers opportunities—provided you have accurate information and experienced guidance.

Every local market is unique, and understanding what's happening in your neighborhood is essential before making your next move.

If you're thinking about buying, selling, relocating, or simply want to understand what your home may be worth in today's market, we'd be honored to help you navigate the process with confidence.
